Independence is a commercial-and-industrial-led market — office parks, warehouses, distribution centers, and the I-77/Rockside Road corridor define the addressable Water Defense work. Most of our scope here is parking-lot drainage, warehouse slab and wall waterproofing, trenchless storm-line repair, and retaining-wall reinforcement. Residential work happens, but it's secondary to the commercial mix. Site assessments are coordinated with facility managers and property owners, not single-family homeowners.
Independence has a small residential footprint (under 7,500 residents) — older ranches along Rockside Road and Brecksville Road, and pockets of mid-century split-levels in the residential streets east of I-77. Median build year is 1972. The commercial inventory dwarfs the residential: office towers along Rockside, warehouse and distribution centers in the I-77 corridor, and the Cleveland Marriott / Rockside hotel cluster. Commercial: parking-lot ponding during 1-inch-per-hour rain, catch-basin overflow into building entries, storm-line backups at undersized older connections, hydrostatic pressure against retaining walls and below-grade walls on the I-77 grade. Residential: cove-joint seepage in older block foundations and sump capacity failures in the post-1985 builds — the same pattern as Brooklyn or Parma, but smaller volume.
Mahoning silt loam over dense glacial till; infiltration well under 0.2 inches per hour. The I-77 corridor cuts across the natural drainage and concentrates storm flow into engineered catch basins and storm lines tied to the lower Cuyahoga. Most commercial storm-line infrastructure was built 1960s–1980s and is undersized for current rainfall — backups at the connections are the dominant commercial Water Defense driver.

Rockside Road office park (44131): 1985 four-story office, recurring water in below-grade parking, storm-line camera revealed partial collapse at 40 feet from building. Trenchless pipe-burst of the failed segment, new backwater valve at building exit, regraded catch basin in the lot above. No surface disturbance to parking lot. I-77 corridor warehouse (44131): 1992 distribution center, hydrostatic water at slab/wall joint during sustained rain, water reaching pallet storage. Interior drain channel along affected wall, dedicated commercial sump (1.5 HP) tied to exterior storm line, exterior membrane re-coat at affected wall segment. Pleasant Valley industrial (44131): Retaining wall along grade transition showing rotation, hydrostatic load behind wall, drainage system blocked. Helical tieback anchors, new drainage gallery behind wall, weep relief, regrade of upper bench to direct surface water away from wall.

Yes — pipe-bursting and CIPP (cured-in-place pipe) liners are our standard approach for storm-line repair under impervious surfaces. We camera-inspect first, scope the repair, and execute through existing manholes or small access pits rather than open-cutting the parking lot. Surface disruption is minimal.
